For instance, Sacramento County, California, employs a 14-digit APN system to identify nearly 475,000 land parcels. In contrast, nearby Fresno County uses only eight digits but adds letters to convey special information.

  • "S" stands for "surface rights only," indicating that the property owner does not possess rights to geological materials beneath the land's surface.
  • "M" represents "mineral rights," signifying that the property owner has the freedom to sell the minerals found on their land.
  • "P" denotes "possessory interest" and is used when someone holds an interest in publicly owned land that is subject to taxation.

Developers may buy multiple adjacent parcels and merge them into a single property, while others may divide a large vacant plot into smaller parcels for constructing multiple homes.
