As the economy slowly recovered, an interesting trend emerged. The number of homes for sale dwindled to historic lows, while eager buyers flooded the market. This created a simple case of supply and demand, causing prices to skyrocket. Let's examine the price changes in each community:

  • Oshawa: Year-End 2020 - $724,000; January/21 - $832,000; February - $856,000; March - $850,000; April - $858,000
  • Whitby: Year-End 2020 - $946,000; January/21 - $1,060,000; February - $1,086,000; March - $1,060,000; April - $1,084,000
  • Clarington: Year-End 2020 - $787,500; January/21 - $938,000; February - $914,600; March - $895,000; April - $935,000

It's astonishing to see how these communities experienced an individual value increase of over $100,000 during the fall of 2021. With a robust real estate market and limited inventory, these price jumps are not surprising.

Predicting the Future

Now let's fast forward to the present and try to predict what the first few months of 2022 might have in store for us. Currently, the inventory looks like this:

  • Oshawa: 88 detached homes for sale
  • Whitby: 50 homes for sale
  • Clarington: 57 homes for sale

Compared to October 2020, the number of homes for sale has significantly decreased. It's safe to say that prices will continue to rise, similar to what we witnessed last year. If we project the same rate of increase from October 2020 to March 2021, here's how the numbers could look:

  • Oshawa: Today's value of $933,000 could jump to $1,160,000 by March 2022
  • Whitby: $1,230,000 could soar to $1,446,000
  • Clarington: $1,058,000 might climb to $1,250,000
