Once you find that special place, the buying process is similar to that in the US. You and your agent will complete a Purchase Offer and Contract. The contract in Mexico should be written in Spanish to be legally valid, but there is also an English translation for Americans and Canadians. The purchase offer needs to include an earnest deposit to show good faith. As there are no escrow companies in Mexico, your check will be held by the agent and applied towards the purchase once the offer is accepted. Additionally, the properties here are sold "as is," so any repairs or replacements must be specified in the contract. Houses and apartments are often sold furnished, but it's always best to confirm. Once you and the seller reach a purchase agreement, the closing process can take place within two weeks.

The closing costs on your new property will amount to approximately 5-6% of the purchase price. Generally, this includes 2% for notary fees, 2% for transfer taxes to the Mexican Government, and 2% for appraisal, title deed without liens, geological survey, and public registry inscription. These fees apply to both foreigners and Mexican citizens. Foreigners will also need to pay for their initial trust setup, which is around $3,000. Other annual fees include the trust maintenance fee (approximately $400-$600, depending on the bank), HOA fees (if applicable), and property taxes.
